Take a look at the first two buildings planned for Downtown South in Raleigh
Plans for the first two buildings in the massive, $2.2 billion development known as Downtown South will be filed with the city of Raleigh this week.
“A number of catalytic projects are planned in this area just south of the Central Business District, in addition to those we are shepherding,” said John Kane, CEO of Kane Realty Corp., in a news release. “Demand remains high for housing, office and retail options in Downtown Raleigh, but with growth limited to the west, east and north, downtown’s natural progression is south.”
The developers, Kane and Steve Malik, owner of the North Carolina Courage and North Carolina FC soccer teams, plan to transform the 140 acres near South Saunders Street, Interstate 40 and South Wilmington Street with housing, stores, restaurants and hotels, all anchored by a massive sports and entertainment stadium.
The first building is a 180,000 square-foot speculative office building with six levels of office space, according to the news release. Terraces are planned for multiple floors along with “a collaborative work lounge,” social spaces, multiple conference rooms and 14,000 square feet of ground-level retail space.
It will be the city’s first mass timber construction, which uses wood glued or nailed together in place of concrete or steel, according to the news release.
“Utilizing this building technique is a significant milestone for the Raleigh market, and it certainly is a statement to the innovative workplace experience that we are creating at Downtown South,” Hooker Manning, director of Office Leasing and Development for Kane Realty Corp., said in the release. We are proud of the long-term investment in green building and the enhanced tenant experience that this building technique represents for Raleigh and for Downtown South.”
The second building is a mixed-use, mid-rise building featuring 14,000 square feet of retail space, a parking deck, two terraces, a rooftop lounge and “large central outdoor space.” The 280-unit building will include studio, one and two-bedroom apartments.
Construction on the two buildings is set to begin in fall 2022 with residents and tenants able to move in 2024.
A third building, outside Downtown South, was also announced by Kane as part of Park City South. That 9.7 -acre development sits directly across from Dorothea Dix Park. That mid-rise apartment building will include 335 apartments and a “work-from-home space,” a full spa and rooftop lounge and terrace facing the park. Construction begins on that building later this year with residents moving in late 2023.
Community meeting
The Downtown South developers will hold a virtual community meeting at 5:30 p.m. Nov. 18.
