Raleigh’s building blitz: 3 new subdivisions hit the market starting in the low $400s
Arizona-based homebuilder Taylor Morrison is bringing three new subdivisions to the region this month — one in Wake Forest and two in the fast-growing bedroom town of Knightdale.
Among the selling points: Townhomes start from $350,000 and single-family homes start from $419,000 — about $19,000 over the median sale price in Raleigh in January based on Redfin data.
The communities combine “affordability and proximity without sacrificing quality or on-site amenities,” Mike Reynolds, Taylor Morrison’s Raleigh division president, said in an email.
It’s also much-needed housing amid a growing housing deficit and affordability crisis, he added.
Because of the interest rate “lock-in effect” — the phenomenon where homeowners cling to lower mortgage rates over taking out a higher rate to buy a new home — “low resale inventory persists,” he said. The effect can push prices up and contribute to a housing shortage. “We’re filling a need for new housing.”
Despite higher mortgage rates, “sales have remained stable thus far in 2025,” he said.
“Buyers have adjusted to the interest rate environment,” Reynolds said. Financing deals are also available, which “remain highly desirable to first-time home buyers.”
