Pittsboro’s Chatham Park adding hundreds of new homes in next phase. See what’s coming.

Chatham Park developers have unveiled their newest, and second largest, neighborhood for the 8,500-acre master-planned community on the east side of Pittsboro.

NoVi, short for “North Village,” will feature a mix of over 600 housing units — single-family homes, cottages, villas and townhomes — next to the soon-to-open Chatham Park YMCA.

Sales are expected to begin in spring 2025.

“We’re thrilled to introduce this next phase,” said Vanessa Jenkins, executive vice president of Preston Development. The Cary-based firm was cofounded by Tim Smith and Julian “Bubba” Rawl, the developers behind Chatham Park in Chatham County.

NoVi will target homebuyers with an “active, on-the-go” lifestyle, Jenkins said.

Among the builders: David Weekley Homes, Homes by Dickerson, Garman Homes and Tri Pointe Homes.

“Selected builders will be releasing plans and pricing early 2025,” Jenkins said.

Chatham’s changing landscape

Chatham County’s once rural landscape has quickly given way to construction as growth from Chapel Hill and Cary spills into its two biggest towns: Pittsboro and Siler City.

Data from the U.S. Census shows the county’s population jumped about 28% over the past 13 years, to more than 80,000 residents.

Construction on Chatham Park began several years ago. Adjacent to the Haw River and Jordan Lake, it’s about a 45-minute drive west from Raleigh, and is currently home to more than 1,000 people. By 2045, once fully built out, it’s expected to bring 60,000 residents, 22,000 homes and 22 million square feet of business, medical and commercial construction.

The community already includes Vineyards at Chatham Park, MOSAIC at Chatham Park, Knight Farm Community Park, over 200,000 feet of office and retail space, and a 121-room Hampton Inn.

The 34,000-square-foot Chatham Park YMCA is slated to open in March 2025.

Also in the pipeline: Disney has plans for a 1,500-acre Asteria community. Part of the company’s Storyliving by Disney brand, it will have 4,000 single-family and multifamily homes, including housing aimed at adults 55 and up.

A future Chatham County elementary school is also in the works.
