Midtown Raleigh’s changing skyline: New 20-story building planned for Six Forks Road

A new 20-story building is slated for Raleigh’s Midtown pending city approval.

Raleigh-based Atlas Stark is seeking to rezone seven parcels — about 17.98 acres — along Computer Drive on the southeast corner of Six Forks Road and I-440.

The change would allow the company to build significantly higher — up to 20 stories just south of North Hills, CBS17.com first reported. That’s less than a mile from Kane Realty’s One North Hills Tower at 4000 Center at North Hills Street.

Amid a long-running housing shortage, the project also would be permitted for up to 2,100 apartments. But it’d come with a caveat: After the 954th unit is completed, 10% of the subsequent units must be affordable for someone making 80% of the area median income. That’s around $68,560.

City council opened a public hearing on the project earlier this month after the planning commission recommended approval (6-4) on June 25. But concerns remain.

Among them: that the proposed affordable housing condition will not be actualized or have impact; and that the 10-year affordability term isn’t consistent with city incentives that require 30 years of affordability, officials said.

Planners also cited lack of frontage requirements along Computer Drive and on-site public green space.

Council is expected to put it to a vote on Sept. 3

In the meantime, Atlas Stark is expected to provide “revised conditions” responding to concerns, senior planner Bronwyn Redus told The N&O.

Atlas Stark did not respond to requests for comment.

The developer is among the more active in the Triangle. It was recently approved for office mixed-use up to 12 stories at 2924 Computer Drive, the Triangle Business Journal reported. It’s also behind East End Market just east of Five Points and plans for 20 stories on 17 lots south of Downtown South.
