$400K and under: New-build townhouses at this year’s Triangle Parade of Homes

Despite below-average home sales across the Triangle, one type of housing has bucked the trend: new construction.

Sales of newly built homes jumped by 4.1% in June, according to Triangle Multiple Listing Service (TMLS), reflecting a growing trend among buyers for new build in the face of record-low inventory.

In particular, townhouses are making a comeback, said Paul Kane, CEO of the Home Builders Association of Raleigh-Wake County, which is holding its annual Triangle Parade of Homes until Oct. 15.

This week’s Price Point features three townhouses included as part of the showcase. They’re located in outlying metros: Pittsboro, Clayton and Zebulon, and priced under $400,000.

Of the parade’s 157 homes, 23 — about 12% — are listed at this price point. It’s still a relatively small sampling compared to the rest of the parade (roughly a quarter of the homes come with a price tag more than $1.5 million), but it’s a fast-growing market share, Kane said.

Here’s a look. These townhouses are available for viewing this weekend.

This 1,775-square-foot townhouse is in Chatham Park in Pittsboro. It’s about a 40-minute drive northeast to downtown Durham, and about a 35-minute drive northeast to Raleigh-Durham International Airport.

This home may not be for sale, but can be built on another lot, according to the parade guidebook, starting at a base price of $358,990.

Among the features: a one-bay garage, open-plan kitchen, luxury vinyl plank floors throughout main living areas. Primary bedroom offers walk-in closet.
