Developer buys over 200 acres in western Wake for $59M. See what’s coming
Arizona-based homebuilder Taylor Morrison has snapped up more than 233 acres of mostly forested land along Old U.S. 1 in western Wake County.
The price tag: $59 million, according to property records.
The sale is the latest sign of continued demand for undeveloped land southwest of Apex and the N.C. 540/U.S. 1 corridor. The property sits just outside Apex proper in the New Hill area.
“We’re excited to expand Taylor Morrison’s footprint within the Apex market,” said Mike Reynolds, Raleigh division president at Taylor Morrison. The region’s school reputation is “highly desirable to buyers,” he added.
The developer is behind at least six projects in the Triangle, a mix of single-family homes and townhomes. They include Forestville Station in Wake Forest; and Silverstone Townes and Terraces in Knightdale.
The firm now plans to bring a new high-end community called Gracewood that will include 444 single-family homes, with four- and five-bedroom plans, ranging from 3,000 to 4,500 square feet, he said.
Residents will also have access to a 4-acre amenity site with a clubhouse, pool and athletic courts.
Prices will start in the high $700,000s and go up to $1.3 million. (That’s considerably higher than Apex’s median sale price for all housing types, which stood at $530,000 in January, according to Redfin data.)
First homes are expected to be available in late 2026.
“We’re introducing floor plans that deliver exactly what today’s buyers want — adaptable spaces that support modern life,” said Dana Mayberry, Taylor Morrison’s Raleigh vice president of sales.
Apex’s surging growth
As Apex’s population swells to over 82,000, demand for housing remains at an all-time high. The town estimates that by 2030, more than 100,000 people could be living in the Wake County town.
Developers are rushing to keep pace.
Over 40 projects are under construction, adding more than 5,000 residential units and 4 million square feet of retail space, according to Apex’s new development report.
In addition to Gracewood, RXR recently broke ground on Veridea, a $3 billion “mini-city” on 1,100 acres between U.S. 1 and N.C. 540. It’s about an 11-minute drive northeast from Gracewood and will bring up to 8,000 residential units by 2035.
Other new projects include Retreat at Friendship, a 520-unit single-family subdivision starting from $661,000, and Park at Bradley Farm, a 37-unit townhome community starting from $474,990.
