“Every detail has been created to make life simpler,” said Stephanie Miller, vice president of sales for the Raleigh Division at Stanley Martin Homes, which is behind the project.

Brookside is one of several 55-plus communities to hit the Triangle market in recent months.

In the Raleigh-Cary metro area, the number of residents 65 and over jumped by 18.3% between 2020 and 2023, census data showed.

That surge is reshaping the landscape. At one end, it’s driving up demand for more affordable senior housing amid a chronic housing shortage and rising prices. At the other, it’s spawning “resort-style” communities with the price tag to match. Other examples include Tri Pointe Homes’ 425-home Altis at Serenity in Fuquay-Varina and Mungo Homes’ 600-home Ovation at Sweetbrier subdivision in Southeast Durham.

Across all price points, demand is high, developers say. “Brookside has already welcomed its first homeowners,” Miller said.

The community brings 79 two-story townhomes featuring three bedrooms and two and a half bathrooms, at around 2,200 square feet. Features include a 2-car garage and rear covered porch.

Prices range from $495,000 to $650,000.

Stanley Martin Homes has at least eight active communities in Wake County, including Twyla Walk in Cary, Magnolia in Wake Forest, and The Grey in Raleigh. Brookside is the Virginia-based firm’s second “active adult” community. The other is the 1,050-home Falls Village in Durham, built in 2023, offering golf course access starting in the low $500,000s.
