  • Triangle Parade displays 242 new homes across nine counties, revealing trends.
  • About 45% of listings fall between $400K and $800K, highlighting midrange supply.
  • Builders present energy-ready and amenity models from townhomes to mansions.

The Triangle’s “largest open house” kicks off this weekend.

Often billed as an HGTV-lover’s playground, the Triangle Parade of Homes is a free scattered-site tour of 242 newly constructed homes, stretching across nine counties — Wake, Durham, Orange and Chatham included — totaling 162 communities.

This year, roughly 104 builders are participating with prices ranging from $300,000 to $7.8 million.

Given shifting market conditions, like lower mortgage rates and rising inventory, it’s a valuable window into the region’s housing market, said organizer Paul Kane, CEO of the Home Builders Association of Raleigh-Wake County.

“Visitors will get a sense of current pricing trends, the types of homes available in the area, and community amenities, all of which are valuable to those searching for a new home or considering a move,” he said.

The event runs from Oct. 4-5, 10-12 and 17-19, noon to 5 p.m. each day.

Here’s a look at what’s on offer for mid-range homes in the $400,000 to $800,000 bracket in Chapel Hill, Wendell, and Durham. Roughly 110 homes of the parade’s 242 homes — about 45% — are listed within this price range.
